If you’re responsible for the safety of a commercial building – whether it’s an office, warehouse, school, or shop – you’ve likely come across the term BS 5839. But what exactly does it mean? And more importantly, what does it mean for you and your business?
At Applewood Fire & Security, we often help clients navigate the complexities of fire safety compliance. In this article, I’ll break down what BS 5839 is, why it matters, and how you can ensure your property meets the standard.
🔥 What is BS 5839?
BS 5839 stands for British Standard 5839, a detailed set of guidelines that covers the design, installation, commissioning, and maintenance of fire detection and fire alarm systems in non-domestic premises.
The full name is:
BS 5839-1:2017 – Fire detection and fire alarm systems for buildings – Code of practice for design, installation, commissioning and maintenance of systems in non-domestic premises.
In short, it’s the go-to standard for anyone responsible for ensuring that a building’s fire alarm system is fit for purpose and legally compliant.
🧯 Why is it Important?
BS 5839 ensures that fire alarm systems:
• Are designed to suit the specific risk level and layout of the building
• Provide adequate warning to occupants in the event of a fire
• Are maintained properly so they work when needed most
• Comply with UK fire safety legislation, including the Regulatory Reform (Fire Safety) Order 2005
Failure to comply can lead to:
• Legal action and enforcement notices
• Insurance complications
• Risk to life and property
• Damage to your business’s reputation
Simply put, BS 5839 is about keeping people safe—and making sure you’ve done everything reasonably possible to prevent harm in the event of a fire.
🏢 Who Does BS 5839 Apply To?
BS 5839 applies to non-domestic buildings. This includes:
• Offices
• Retail premises
• Warehouses
• Factories
• Hotels
• Schools
• Hospitals
• Care homes
• HMOs (Houses in Multiple Occupation)
If you own, manage, or are the “Responsible Person” for a commercial building, you are legally obligated to ensure your fire detection and alarm system is compliant with BS 5839.
🔎 What Does BS 5839 Cover?
Here are some of the key areas the standard addresses:
- System Design
What type of system is needed? Where should detectors and sounders be placed? The design must reflect the size, layout, and use of the building. - Installation
Fire alarms must be installed by a competent professional, following manufacturer guidelines and best practices. - Commissioning
Once installed, the system must be thoroughly tested and documented before being handed over. - Maintenance
Regular maintenance and testing are essential. This includes:
• Weekly tests by the building owner or designated person
• Biannual servicing by a qualified engineer
• Record-keeping of all inspections, faults, and work done - System Categories (L1 – L5, M, P1, P2)
BS 5839 defines different system categories based on risk. For example:
• L1: Maximum life protection—detectors in all rooms and circulation areas
• M: Manual systems only (e.g. break glass call points)
• P1: Property protection with automatic detection throughout
Choosing the right category depends on your building’s function, fire risk, and occupancy.
